Our service to landlords

  • We ensure the good condition of the property and its compliance in respect of technical and legal obligations in force. We have work carried out (after agreement from the owner) in the event of any shortcoming,
  • We collect rent and service charges for the property,
  • We collect rent and service charges,
  • We produce regular management reports,
  • We undertake revaluation of rents,
  • We provide landlords with all the information needed for income tax returns,
  • We take charge of settling minor disputes that may arise between landlords and tenants.

Lastly, SPÉCIALIMMO advises landlords in their best interests in order to leverage your asset base and inform you of any new tax arrangements as regards property.

With SPÉCIALIMMO, you have a single contact person for all your plans. We provide you with a secure customer area on our website for tracking your file. We print marketing monitoring reports on request. Our invoiced fees are as per those displayed in the agency.

Guarantees covering unpaid rent and property damage.

We are covered by the FNAIM, (French estate agents federation) property guarantee fund, the leading mutual guarantee company in Europe, and we are covered by professional civil liability insurance.

We provide you with:

Cover against unpaid rent and service charges (1)

The guarantee against financial loss is covered by insurance, in the event of default by the tenant, for full payment of recoverable rent, service charges and taxes.

  • No grace period. No payment cap. No excess.
  • Payments under the guarantee from the 4th month for the first overdue rent.
  • Indemnification up to 6 months after serving of the eviction notice, within an 18 month limit.

Defence and legal action cover (1)

The insurance covers legal costs and the costs of measures taken to collect overdue amounts comprising rent, service charges and taxes stipulated in the lease:

  • Bailiffs notices and writs.
  • Lawyers costs and fees.
  • Legal protection for the policyholder in the event of a dispute with the tenant.

Property damage cover (1)

The insurance covers:

  • The value of physical damage observed on departure of the tenant and those jointly liable with the tenant, resulting from their actions.
  • The costs of repair resulting from damage or alterations caused by the tenant.
  • Physical damage resulting from the eviction process.
  • The costs and fees of any loss adjuster that may be appointed.

(1) It is not mandatory to take out these various insurance policies, but we advise you to do so. Renting out property is not without risk.
