SPÉCIALIMMO is a managing agent which, in the capacity of authorised agent, manages your accommodation, commercial and business premises and office buildings.

Through its knowledge of the rental market, its expertise in property, finance, law and tax, a property manager is both a specialist and a prime advisor for property owners and tenants alike.

Our service to landlords

• We find tenants having all the guarantees that landlords are entitled to expect (solvency, deposit, etc.).
• We draw up a lease complying with the legislation in force, appending technical documents (assessments, the ERNT statement of natural and technological risks, etc.)
• We install tenants and we draw up the joint entry and exit inventories.

Our service to tenants

• We analyse the precise nature of your requirements and select accommodation or business premises in line with your needs and resources, meeting safety and decency standards in force.
• We assist you with administrative procedures (Locapass subsidy, family allowance).
• We remain your permanent contact throughout the term of the lease.

Note: Fees are unrestricted and the amount is set under the management agreement signed with the landlord. Typically, they will be two months’ rent. In compliance with the legislation, half the fees are paid by the landlord and half by the tenant.
