Step 4: Pre-sale procedures

SPÉCIALIMMO advises you on pre-sale administrative procedures (land registry, town hall, local infrastructure and planning department) and offers you a choice of experts in a position to complete all the appraisals needed to put your property on sale.

Step 5: Presenting and promoting your property

We produce a presentation file pulling together all useful information.

We undertake, at our own expense and within the planned time frame, sales and promotional work:

  • window display,
  • presentation of your property on the internet (French and European websites),
  • circulation of your property (exclusive mandates only) to all SIA agencies,
  • advertising in various paper-based media (free papers, local, national and European press),
  • writing and sending mail-shots introducing your property,
  • making use of our buyers’ contact file,
  • work with other agencies.

Step 6: Monitoring

With SPÉCIALIMMO, you have a single contact person for all your plans.

We provide you with a secure customer area on our website for tracking your file.

We print marketing monitoring reports on request.

Step 7: Buyers and viewings

After completing a motivation report and financial assessment for each buyer, we show them your property.

We conduct all viewings according to your wishes. When working with other agencies, your keys are never given to third parties and we are always in attendance. SPÉCIALIMMO remains your sole contact.

Step 8: Setting up the financing plan

We have a special relationship with many bankers, credit institutions and brokers, to whom we can refer your buyer to secure finance.

Step 9: Negotiating the sale

SPÉCIALIMMO works with complete respect for the vendor and the buyer. We negotiate in line with your wishes. We present offers to buy your property if they are reasonable and in the best interests of all parties. Our role and expertise enable us to:

  • Close the sale at the right time,
  • Complete the transaction under conditions that are clear from the outset,
  • Facilitate the transaction’s progress and offer you support and guidance until the deed of sale is signed.

Step 10: The provisional sale agreement

At the agency, we draft the sale offer or provisional sale agreement, as appropriate and according to the legislation in force. As we have a trustee account, we can accept buyers’ deposits.

Step 11: Prior to signing the deed of sale

We keep you regularly informed as to the smooth progress of the transaction, and all the procedures carried out on your behalf.

Step 12: Signing the deed of sale

We provide the buyer’s chosen solicitor, assisted by your own, with the essential details so that the deed of sale can be drawn up. We track the sale with the solicitor and financial institutions. We coordinate the appointment for signing the deed and offer you guidance at the time.

After signing the deed of sale

Once you have sold your property, you are still free to contact us if need be.
